The BST style construction is the improved style of our Anatolian ancestor’s durable, strong house making style named Bagdadi. The Bagdadi Style of construction in Anatolia is a combination of wooden skleton and bricks and a strong cover on each face of the walls. This Bagdadi style is very durable to the earthquake’s kinetics even today. However there are two disadvantages, it is not fireproof and susceptiple to dampness in the air. It is theese weekness of wooden skleton to fire and damp that brought an end to the Bagdadi style of house building in our time.
BST has thus improved the Bagdadi style of construction, enhancing the advantages and eradicating the disadvantages. Comprising a combination of steel framework and fabric panels made of fireproof, antibacterial material plus strong concrete for each face of the walls. This kind of building demonstrates great insulation against sound & heat, magnificent durability to earthquakes and very strong protection against fire and damp.

»» How long does it take to purchase a property?
It takes 1 – 2 months to get a title deed.
»» How does buying work from beginning to end?
After the reservation contract, copies of the customer’s passport will be handed over to the local land registry office. The copies and the official papers showing the location of the property will be sent to The Military Head Office to check that the property is not in a military zone. After approval has been given, BST pays the necessary taxes and fees to the authorized bank and to the tax office. The official receipts of these taxes and fees will be declared during the transaction in the land registry office. Finally the customer and seller sign the land registry book under the supervision of an official interpreter.
»» Does anyone have to be a resident or have a resident’s visa for purchasing?
No, to buy a property no one needs to have a residents visa. If, however, one wants to stay longer than three months, buy a car or have a phone line, then a three months tourist visa is not enough.
»» What are the main points that one has to check before purchasing?
One must be sure that: There are no mortgages, there are no outstanding rental agreements, the seller has the legal right to sell the property, they have a title deed. Everyone has the legal right to take the money to her/his country back.
»» Can one leave his or her property to his/her beneficiaries in their will?
One can make a Turkish will and leave the property to the beneficiaries. If there is not a will the property goes to the next of kin.
»» Can I import my belongings, furniture and car into Turkey?
Yes, you can import your belongings, furniture and car etc. (but it is advisable to purchase your furniture in Turkey).
